Penquis CAP Seeks Owner for Dexter Home

DEXTER - There is a 3 to 4 bedroom home in Dexter for sale. Located in a nice residential neighborhood, it has many fine features: electrical upgrades, recent window and roof repairs, new stairs and railings, and some new floor coverings. It is modestly priced, too, at a firm $54,000. However, not just anyone can purchase this home. Penquis CAP is looking for just the right buyer -- a first-time home buyer with a household income that is 80% or below the area's median income. For example, for a family of four, household income cannot exceed $37,900.

Lucille Averill, deputy director of the Penquis CAP Housing department, says there is one additional requirement. The buyer must complete a free homebuyer education workshop, which provides a minimum of 12 hours of instruction in such topics as financing, budgeting, home inspections, finding a real estate agent and understanding permits. The home buyer will receive assistance with the mortgage application and information about grants for which they may qualify. "High prices are keeping many families out of the housing market," says Averill. "Our goal is to make home ownership affordable."
